No matter how ‘big’ or ‘small’ your house is or how ‘high’ or ‘close’ your boundary wall is to your neighbour, if one of you has a planning consent to build adjacent to the other then it is highly likely you will need a ‘Party Wall Award’.
The Party Wall Award is a legally binding agreement between neighbours and it is illegal to develop without one. You can be stopped in a court of law.
We act as Party Wall Surveyors for both ‘Building Owners’ developing their home and ‘The Neighbours’ affected by the works.
The purpose of the Act is to avoid grievances. This is done by agreement in advance by recording the condition of the property before, and after the building works so no party suffers loss or gain.
We serve and receive notices requiring consent under the Party Wall etc Act 1996. We agree Party Wall Awards and Schedules of Condition. We ensure that the works proceed in accordance with the documentation and that any subsequent damage is rectified by the parties responsible.
We work in accordance with the regulations set down by the Act and the RICS code of practice.
